I want to give everyone an update on YDLV’s new potential site. Our team has been working hard over the summer and we have made some significant progress.
1. We successfully negotiated extensions on the three properties until December 2022.
2. We were able to meet with Commissioner Naft in his office. The meeting included Rabbi Mandel and I and our zoning attorneys. Commission Naft had some very good input on our project and seemed very positive. We believe he will support the project as an excellent addition to the community.
3. Commissioner Naft’s office helped arrange a neighborhood community meeting in late August. The meeting went very well. Some neighbors expressed concerns mainly concerning traffic issues. We are going to work with the neighbors to address their concerns by taking their comments into design consideration, as well as strategically putting traffic signs around the neighborhood.
4. We have been meeting every Monday morning with our design team, architect, zoning attorney, and entitlement assistant to monitor and drive progress on our special use permit application.
5. We have begun the redesign plans for the existing building and are planning to submit these plans in the next month or so for formal permits, even before we close on the building and the other two properties.
6. We have submitted our full plans to the building department and department of public works. Last week we responded to their second round of comments and are now waiting for any more potential comments or approval. The next step would be presenting in front of the town board and the county commissioners.
7. The boundary and topographic survey has been completed.
8. We anticipate completing our traffic study this week and submitting it to the county for review and approval.
Overall, my team is relatively confident that we will probably be able to close with our special use permit in December BezH. With Hashem’s help, the plan would be to get permits to start construction by February or March, and have construction completed by late July, hopefully, in time for the new school year.
