Building Update – July 26, 2023

I would like to share with you an update on our progress. For the last few months our entire team has met weekly to ensure we receive the various building permits in time for construction to begin. We submitted and re-submitted the appropriate applications, plans, revisions, and corrections to the Las Vegas Valley Water District, the Clark County Water Reclamation Department, and the Building Department, until yesterday, with Hashem’s help, we have finally received the actual Building and Early Grading Permits for the entire project! Verizon is in the process of vacating which will enable the demolition phase to begin on August 1st as planned, bezras Hashem! My team will continue to meet weekly to ensure the construction phase proceeds smoothly. We are on track be’h to have the entire remodel finished by the end of December so the school can transition to the new campus in time for the second semester.

I would like to express my continued appreciation for my Vice President, Ashlee Arnold, for her expertise and commitment to this project as well as to Rabbi Mandel for his constant participation and assistance. We look forward to sharing with you the progress of our new home materializing over the coming months!

Building Update – May 14, 2023

We trust all is well with you and your families. We are very excited to share the news of achieving a new stage in the dream of acquiring YDLV’s new home! Boruch Hashem, to date, Dr. Baktari and his team have successfully found the property, negotiated the sale of the three parcel assemblage, received the special use permit, and designed the plans which are now fully permitted. We are happy to announce that the Omni Group Development team is currently prepping for the demolition and remodel phase of the project! They have lined up early procurement of long-lead items and plan the initial demolition to begin on the unoccupied space on August 1, 2023. Verizon has confirmed they plan to complete their decommission and departure by the end of August. The Omni Group weekly meetings continue to ensure that all players are on task and keeping to the timeline. We again express our deepest gratitude to Dr. Jonathan Baktari, his Vice President, Mrs. Ashlee Arnold, and his dedicated team at Omni Group Development, whose skill and expertise has manifested in executing each stage,  despite numerous challenges and hurdles!

The upcoming Savor ’23 event will serve as a celebration of these tremendous accomplishments and as a springboard to energize the continued fundraising effort of the Capital Campaign. Building Update – March 16, 2023

We trust all is well with you and your families.

We are very excited to share an important milestone in the journey to our new YDLV home. After submitting the remodel plans, there was some back and forth with the county, including multiple revisions. Boruch Hashem, today, we were informed by Dr. Baktari and his team that the building department of Clark County has finally approved our plans! This means we are clear to hire a General Contractor and begin planning for actual demolition and construction! The clear Hashgocho Protis of Hashem’s guiding Hand has enabled this tremendous achievement and “Ain Anachnu Maspikim Lehodos…” Bezras Hashem, the process should continue smoothly until we can open the doors to greet more smiling children daily!

 

We want to take this opportunity to thank all the people without whom this tremendous achievement could not have happened.

 

We are grateful to the Board of Directors of Yeshiva Day School for providing the vision and sharing the responsibility for this giant leap into the acquisition and construction process. Thank you to Anthony Bock, Rabbi Daniel Rubenstein, and Leigh Silver.

 

We are eternally thankful to Dr. Jonathan Baktari, his VP, Mrs. Ashlee Arnold, and the entire team at Omni Development Corp, who have led the whole project from its inception through this stage. They began searching for a suitable property, continued managing the three simultaneous sales (negotiations, contracts, and extensions), fought for the special use permit, guided the architectural design and development, and ensured the permitting process continued until completion. These and other numerous details and challenges were executed and handled with skill, patience, care, and focus on ensuring the process would continue step by step.

 

The Ethos 3 Architect Team of John Lopeman, Christian Sapit, and the rest, have consistently moved the ball forward weekly for the last year and a half. Their professionalism and skill have produced a beautifully designed set of plans, which are now fully permitted to build!

 

Bob Gronauer and Elizabeth Olsen, legal counsel at Kaempfer Crowell have been enormously helpful in navigating the various county departments and shepherding through the legal and permitting process.

Building Update – December 15, 2022

I have some amazing news.  With gratitude to Hashem, we have simultaneously completed the purchase on the three property assemblages today, including one building and the two adjacent parcels, for the future YDLV campus.  Funding for the $8 million project was successfully completed with a combination of cash and bank financing.  We negotiated a $4.9 million dollar bank loan, and the balance of the $3.1 million dollar cash portion was attained through generous donations.

Our community is now the proud owner of a 5-acre campus which will have a generational impact on Jewish education here in Las Vegas.  The current building, once renovated, can house up to 490 students.  In phase two, we can build two to three more buildings including an indoor gym/kitchen and cafeteria, that can house up to 1,000 students.

The next step is doing design work and obtaining permits for renovating a 28,000-square-foot building.  In addition, we will be applying for permits for an outdoor playground, for the pre-k school, as well as outdoor basketball courts, and other outdoor amenities.  We are going to modify the building for classrooms and amenities such as two (one on each floor) assembly/cafeteria spaces that can hold 100 students at a time and a beautiful Beis Medrash. There is space for tutoring and therapy rooms, an administrative area, and teacher work spaces. We also have to modify some of the site work, including modifying the driveways to comply with the zoning requirements.

I anticipate the project will be ready for occupation in either August 2023 or January 2024.  Currently, Verizon has a lease until August of 2023.  We are in negotiations with them for early termination.  If we can get them to move out early, I and my team can get the school ready for opening by August of 2023.  If Verizon decides to stay until August of 2023, then I am confident that the school will be ready for an official opening by January 2024.

We are currently doing all the building design work, as well as the offsite engineering work and we will be ready to submit for permits by January 2023.  My team and I will begin construction of the tenant improvement and onsite work by March or April 2023.

I would like to thank the Silver-Rothschild family and the Friedman family for their very gracious lead gifts which, together with other generous donors, enabled the down payment for the purchase. In addition, I would like to thank Rabbi Mandel who was assisting me and my team around the clock for the past year.

Building Update – November 18, 2022

With Gratitude to Hashem, this past Wednesday, the Clark County Board of Commissioners unanimously approved our YDLV special use permit for our new location near Rainbow and 215.

Another piece of amazing news, we have gotten tentative bank approvals for our loan to complete the purchase of this 5-acre campus, $7.7 Million project.

I want to thank Rabbi Mandel, Rabbi Levine, as well as the YDLV board, as well as all of the amazing donors who have made this possible thus far. We are also indebted to an amazing team of top designers, a legal team, and brokers who worked tirelessly for almost 10 months to get this project this far.

BZH we are hoping to close escrow on this campus and building on or before December 15th. Stay tuned for more updates.
